Kaizen Stays
Places I own, in places worth waking up in.
I rent out the places I actually stay in — a renovated Japanese house, two classic sailboats on their berths, a Black Sea studio. Each one lists what it is, who it suits, and wherever it is booked. No booking engine and no accounts.

The properties
-
OperatingMonthly stays onlyThe Kaizen Dojo
An abandoned Japanese house brought back into use as a guesthouse, central to the whole of Kansai. Traditional tatami rooms, shoji screens, and a maker space in what used to be a back room.
Suits: Long-stay visitors who want a whole Japanese house rather than a hotel room, and who intend to range across Kansai rather than stay in one city.
-
Operating
The Batumi Studio
A studio on the Batumi seafront — one bright room with a kitchenette, a balcony looking down the coast, and the Black Sea a few minutes' walk away.
Suits: One or two people who want a clean, simple base on the Georgian coast rather than a hotel room, with somewhere to cook and a washing machine.
-
Operating
Riviera Retreat
A house in the hills behind Genoa, where the Riviera trades salt air for mountain air. The Apennines start here and the coast runs out at the bottom of the valley — close enough for the sea in the afternoon, high enough to sleep with the windows open in August.
Suits: People who want Liguria without the seafront crush, and who would rather wake up to hills and quiet than to a promenade.
-
OperatingPort Hercule
A classic 1971 sailboat on an annual berth in Port Hercule, in the middle of Monaco's harbour. Mahogany below decks and the whole harbour outside. It stays on its berth — a place to sleep, not a charter.
Suits: Anyone who would rather wake up in the harbour than pay Monaco hotel rates to look at it.
-
OperatingMarina di Varazze
A 28ft classic sailboat in Marina di Varazze, let as a floating apartment. Two cabins and a bathroom aboard, the Ligurian coast out of the companionway. It stays on its berth.
Suits: Couples who want the Italian Riviera without an Italian Riviera hotel bill, and who quite like the idea of sleeping on the water.
